Day-to-day management: rent collection and disbursement, resident communication, maintenance coordination, lease enforcement, annual inspection and your monthly financial reporting. Leasing a vacant unit is quoted separately so you're not paying for it in months you don't need it.

Do you mark up maintenance work?

No. You see the vendor invoice at cost on your statement. We use licensed, insured local professionals and we don't take a percentage of repairs — which means we have no incentive to order work your property doesn't need.

How long does it usually take to fill a vacancy?

It depends on the property, the season and the asking rent, so we won't quote you a number we can't stand behind. What we will do before you sign is show you what comparable Athens homes have actually leased for and how quickly, so you can set expectations against real local data.

What do you check when screening an applicant?

Verified income and employment, credit history, and references from previous landlords, applied consistently to every applicant in line with fair housing requirements. This is the single biggest lever on your long-term return, and it's why our eviction rate is 0.8%.

Usually yes. We take over the existing leases, introduce ourselves to your residents, move everyone onto our portal for payments and maintenance, and review the lease terms with you ahead of the next renewal.
